Pharmaceutical Center

PRES was contracted to utilize its Owner’s Agent Engineering process for a 320,000 square feet Pharmaceutical Distribution Center in New Jersey. Included in the facility was a 40,000 square feet corporate office, temperature controlled warehouse, shipping / receiving docks, biobox, vault, and hazardous storage areas. Our Owner’s Agent role started during the conceptual design and continued through construction completion.

As the Owner’s Agent, PRES represented the customer’s interests in order to ensure that the project met the customer’s needs and expectations. Our expert staff used our experience in the engineering and construction industry in all phases of the project, from initial conception to final project closeout. We provided completely objective advice, which was especially helpful during pre-project planning and on-going management of the project.  Our involvement bridged the customers resources and knowledge gaps to prevent additional customer staffing, while keeping them in complete control of the project.

Through the engineering phase, we developed and delivered construction drawings for the Mechanical, Electrical, and Plumbing systems. Key areas of design included:

  • High efficiency packaged rooftop units
  • Variable volume boxes, power distribution
  • Back-up power systems, energy efficient lighting systems
  • Plumbing systems
  • Specialty HVAC for critical temperature areas
  • A full direct digital controls system with custom programming specific to the customers needs.

During the construction phase, PRES provided field support to oversee the implementation process to ensure systems were installed as intended. The construction punch list and functional testing of all equipment was conducted at the conclusion of the project.

With our extensive involvement through all major phases of the project we were able to complete a high quality Distribution Center that will perform to meet the stringent requirements set by the Pharmaceutical Company to maintain temperature and humidity controlled in all areas of the facility. Our expertise was critical to keep the project on schedule, budget, and maintain the customers requirements.
